FRACTIONAL OWNERSHIP OPTION DETAILS
There will be two ownership options full ownership and ¼ Fractional Ownership.
The ¼ Fractional units will be fully furnished and include an energy efficient car. Each unit will have 4 internal security lockers where you can store your personal items. Fractional owners will have the same privileges as the full ownership units with access to all the benefits.
Fractional ownership of vacation homes, also called private residence clubs, is a new concept to Costa Rica that allows you to enjoy part time ownership privileges at a luxury exotic resort type condominium complex but at a fraction of the cost of purchasing, or maintaining, compared to full ownership. Loma del Sol fractional ownership is structured for 25% or ¼ ownership, and the owners are allotted 12 weeks per year for personal or rental use. See page on Rentals for more information.

The ¼ ownership allows each owner at least 12 weeks / year of usage. Each owner will have 6 weeks in the dry season and 6 weeks in the rainy season, there will be some that will have the transition seasons so they can have their 12 week blocks all together. The transition times are December 1 the start of the dry season and May 1 the start of the rainy season. There will also be an option for owners at Loma del Sol to internally swap their time, for blocks of 12 weeks in a row. Some of the blocks in the rainy season will be for 7 weeks and 1-2 weeks will be allotted for annual internal maintenance to make up the full 52 weeks.
You can sell your share of the property; it is fee simple real estate, just like whole ownership. Each unit will be owned by four partners as a numbered company registered in Costa Rica. You hold deed and title to the property through the company. A realtor is able to list and sell it like any other property. Lots of other people on other projects have been able to resell their fractional shares of property.
