Fractional ownership of vacation homes, also called private residence clubs, is a new concept to Costa Rica that allows you to enjoy part time ownership privileges at a luxury exotic resort type condominium complex but at a fraction of the cost of purchasing, or maintaining, compared to full ownership. Loma del Sol fractional ownership is structured for 25% or ¼ ownership, and the owners are allotted 12 weeks per year for personal or rental use. How does fractional ownership work at Loma del Sol?
The ¼ ownership allows each owner at least 12 weeks /year of usage. Each owner will have 6 weeks in the dry season and 6 weeks in the rainy season, there will be some that will have the transition seasons so they can have their 12 week blocks all together. There will also be an option for owners at Loma del Sol to internally swap their time, for blocks of 12 weeks in a row. Can I buy a whole unit?
Yes there is a limited amount of full ownership units available to those who want a year around residence. Will I be able to rent out my home?

Yes you can sell your share of the property; it is fee simple real estate, just like whole ownership. Each unit will be owned by four partners as a numbered company registered in Costa Rica. You hold deed and title to the property through the company. A realtor is able to list and sell it like any other property. Lot's of other people on other projects have been able to resell their fractional shares of property. Can I use the amenities all year long?
Yes, owners will be able to use the amenities at Loma del Sol as their own private club all year long. Is financing available?
Yes we will be working with local lending institutions that are now offering mortgages for real estate. There are now many multi national banks set up in Costa Rica such as American and Canadian Banks. Who is the management company?
Loma del Sol will have a special management team of experienced people for organizing daily operations, rentals, and maintenance. What will the annual fees and taxes be?
At this time we do not have the information, but property tax rates in Costa Rica are very low. We will be contributing to the local road fund to keep the road in good repair. The monthly costs for strata fees are also not known but will be relatively inexpensive as wages in Costa Rica are a fraction of north American wages Who is the developer?
Roy Benard is the developer, a Canadian from Victoria BC. He has owned this property and has experience developing since 1974, one of the pioneers in the region with Hart Preston and Bill Nelson as partners. Roy has over 35 years of construction experience in the construction industry, working as a project manger estimator, and builder and on numerous small and very large-scale projects in Victoria. Roy has also been building in Costa Rica on and off since 1975. Roy was the superintendent at the start of the Sugar Beach Hotel Project. Engineer?Humberto Alpizar is the architect heading a team of professional consultants, with Guillermo Porras Altamirano as the main civil engineer Both of these young men are excellent professionals that have a great amount of experience in Costa Rican construction, They have designed and built everything from small residential projects to multi unit residences, to commercial, and institutional facilities.

No, anyone can own land, you can even buy it without ever being in
Costa Rica by using the local CR Consulate to sign and verify papers.
What is the cost of living?Depending on your lifestyle but about 1/3 to ½ of what it costs to live in North America. How good are the medical and dental services in Costa Rica?There are many excellent American University trained English speaking doctors, medical clinics, and dentists. Should I be able to speak Spanish if I live in Costa Rica? Is there a Spanish school nearby?
We recommend learning the language, although you can get by without it.
The more you know the more fun it can be getting to know the wonderful
Costa Rican people. Spanish is easy to learn and can be fun. There is a
Spanish language school on the other side of Potrero Bay.
How safe will we be from natural disasters?
 Although we cannot predict the future, here is our opinion of the safeness of this area:
Seismic. We
are not near any major fault lines for strong seismic activity; our
foundations are founded on very solid material that can support 25
tones per M2. There is no chance of liquefaction on the hillside as
compared to homes built on sand or thick dirt. The buildings have been
over engineered with solid reinforced concrete shear walls instead of
block walls.
Flooding. Not much chance on the hillside, but people in the valley do experience some floods during extremely wet times
Tsunamis. Not much chance as we are far enough up the hillside to avoid this if it ever happens
Drought, There
is a problem with global warming and this area has suffered with a lot
of tree loss which is making in drier and sunnier ( is that a bad
thing?)
Volcanic Activity
There are some relatively inactive volcanoes such as Rincon de le Vieja
within 100 miles, and Arenal Volcano is within 200 miles, this would be
a very safe distance in case one of these volcanoes were to become
active. Nearby volcanic activity results in natural untapped hotspring locations!
Hurricane. We are not in the normal path of hurricanes and only seem to get the tail end of such storms. This historical hurricane map clearly proves that hurricanes do not strike Costa Rica
